Description
JOB DESCRIPTIONReporting to the Head of Asset Management, this role will provide assistance on the management of a portfolio of multiple asset classes in Australia on behalf of various Keppel vehicles and mandate clients.
The function of asset management is to establish and implement detailed business plans, budgets and asset management strategies, to meet all performance objectives and maximise total returns for our investors. The individual will communicate and collaborate frequently with all other members of the team in Australia and in Singapore to ensure decisions are consistent with the overall investment and business/asset strategy.
The role must also understand all reporting requirements and manage stakeholders to ensure inputs are available when required to prepare, review, and finalise reports to meet reporting deadlines. The job will be highly fulfilling for anyone who craves a professional challenge in a fast-paced environment.
Key Responsibilities:
- Asset plans and strategy
- Drive the asset management strategy identified in the original investment underwriting.
- Continue to develop the asset management strategy to maximise income and value and update the strategic asset plans periodically.
- Formulate and execute Asset Enhancement Initiatives (AEI) to maximise returns
- Work with the third-party asset managers / property managers, investment team and other internal stakeholders to formulate the business plans for each asset
- Manage and oversee risk and governance for the various Keppel funds
- Contribute to overall strategy through research and market intelligence, keeping current on competitive and regulatory landscape and best practices
- Property Management and Stakeholder Management:
- Oversee local third-party asset managers, property managers, leasing agents and project managers. Work together with these third parties to achieve goals and objectives for each asset.
- Develop strategic tenancy relationships with pro-active monitoring of underlying tenancy performance and industry occupier trends. Help identify tenants/opportunities to capitalise on well performing sectors.
- Hands-on and proactive approach to resolving on-the-ground issues which may arise.
- Reporting and analysis:
- Prepare monthly, quarterly and annual portfolio and fund reporting
- Monitor monthly asset performance. Evaluate and report variance analysis against approved budgets/Asset Plans. Provide recommendations to close any gaps and improve performance.
- Compute asset returns and undertake asset benchmarking
- Provide inputs to the project cash flow models, life of fund models and work closely with investment team, for portfolio reporting team and Finance Team.
- Perform regular hold /sell analysis of investment and provide recommendations to the team.
- Asset valuations:
- Arrange, conduct and review regular valuations as per the Fund's valuation policy. ( Excel and Valuation modeling skills required).
- Sustainability:
- Improve the sustainability performance of the portfolio. Assist with GRESB submission and any others related to ESG.
- Investment due diligence:
- Work with the investment team on potential acquisitions, helping with the financial assumptions for evaluation
- Develop and manage post-acquisition integration plans
- Develop and then manage the long-term asset management plan (including the exit options) of the portfolio
- Assist with dispositions, including preparing materials and data rooms.
- Capital Partnerships:
- Assist with client relationship activities, including responding to investor requests, conducting property tours, presentations to investors.
Experience and Skills
Candidates should possess a proven track record in asset management for institutional firms and or funds. Strong project management and communication skills and positive attitude. 5-10 years of relevant experience and able to travel on the job. Bachelor's Degree in real estate, finance or economics.
